NSPS ALTA Survey 2016 Standards
We strictly follow the most recent 2016 ALTA/NSPS Standards for all of our ALTA title surveys. ALTA surveys are critical to all commercial property sales, protecting both the lender, and the buyer from unforeseen issues that may be associated with the land in question.
To get a loan from a lender, a title insurance policy is required. This is a nearly universal requirement across all lenders in the United States. In those insurance policies is an exception called the “standard survey exception”. That exception states “Rights and claims of parties in possession, boundary line disputes, overlaps, encroachments and any other matters not shown by the public records which would be disclosed by an accurate survey and inspection of the property.” When an ALTA survey is provided, the “standard survey exception” can be removed from the insurance policy. This is good for both the buy and the lender. It lowers the risk of unforeseen issues in the future which would be costly for all parties involved.
